Ensures that the acquisition process is well-informed, legally compliant, and aligned with the business unit´s targets.
Key Responsibilities:
* Conduct thorough due diligence assessments for potential land acquisitions for the development of data centers projects, including (but not limited to) zoning / urban planning condition analysis, environmental site assessments, title research and regulatory review.
* Analyse land use regulations, zoning ordinances / urban planning conditions, and other regulatory constraints to assess development potential and identify potential risks and opportunities incl. mitigation measures proposals.
* Coordinate internal teams, external consultants, stakeholders and government agencies to gather relevant data, address regulatory requirements and establish timescales.
* Evaluate environmental factors, such as soil conditions, wetlands, floodplains, endangered species habitats, and other relevant aspects specifically associated with development of data centers projects, i.e. distance to airports to assess potential impacts on development plans.
* Prepare comprehensive due diligence reports outlining findings, recommendations, and risk assessments for senior management and stakeholders.
* Compile thorough reports to show pipeline of opportunities status in real time establishing priorities, courses of action, etc.
* Collaborate with the acquisition team to assess the feasibility and viability of potential land acquisitions and provide strategic recommendations to support decision-making.
* Stay current on industry trends, regulatory changes, and best practices related to land due diligence and sustainability and environmental compliance.
* Risks and opportunities identification and their analysis to establish mitigation plans and their active monitoring.
Job Requirements
Requirements:
* +5 years’ experience in lands´ s due diligences and acquisitions processes.
* Excellent analytical, problem-solving, and critical-thinking skills.
* Strong attention to detail, with the ability to manage multiple projects simultaneously and meet tight deadlines.
* Effective communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams and external stakeholders.
* Excellent written and verbal communication.
* Fluent in Spanish and English.
Preferred Qualifications:
* Bachelor's degree in Environmental Science, Geology, Civil Engineering, Real Estate, or related field is ideal.
* Experience in real estate due diligence, feasibility studies, environmental consulting, land development, or related field inc. RICS valuations Red Book 2020.
* Strong understanding of land use regulations, zoning ordinances / urban planning conditions, sustainability and environmental regulations, and permitting processes incl. associated timescales.
* Previous experience in the construction sector and specifically in data center projects and / or large tertiary & industrial construction projects where MEP systems play a vital role will be highly valued.
* Office 365 package expertise (Excel, Word, PowerPoint, PowerBI)
* Proficiency in GIS software, environmental databases, and regulatory mapping tools.
