Job Purpose
We are seeking an Asset Manager Residential to join our team in Madrid, playing a pivotal role in providing and optimizing a diverse residential portfolio across Spain and Portugal. Reporting directly to the Local Sector Lead - Residential, this position offers a unique opportunity to blend financial analysis, strategic asset management, exposure to various aspects of asset optimization and value creation.
Key Responsibilities
1. Data Analysis, Finance & Performance Monitoring
* Contribute to the strategy of the portfolios through data analysis and providing of relevant conclusions.
* Develop and maintain financial models (DCF) to assess asset performance and valuation.
* Assist in preparing annual business plans in collaboration with the Local Sector Lead.
* Support budget preparation and monitoring (revenues, OPEX, CAPEX) alongside operating managers.
* Track and report on key business KPIs, including occupancy rates, churn, rental growth, and margin analysis.
* Monitor budget execution, analyzing differences and providing conclusions.
2. Business & Operations :
* Direct management of specific properties or areas of responsibilities under guidance of the Local Residential Lead.
* Oversee external valuations and key asset performance metrics, contributing to investor reporting.
* Coordinate information, deadlines, and operational issues with Operating Managers.
* Assist in implementing marketing and leasing strategies to enhance asset performance.
* Supervise tenancy issues, claims, and legal matters in partnership with legal advisors.
* Contribute to refurbishment and development programs, collaborating with internal and external experts.
* Assist in asset disposal processes, including data room management, valuation oversight, and RFP coordination.
* Support the Acquisitions team with investment underwriting.
* Drafts committee documentation and strategic recommendations for the Local Residential Lead.
* Set-up and implement ESG action plans.
* Collect and analyze key asset data (technical, legal, tax, and commercial).
* Assist in market research and evaluation of investment or disposal opportunities.
* Prepare documentation necessary for disposals (data room, valuation, RFP, etc...).
* Visit frequently the assets and travel when necessary.
Education & Qualifications
* Bachelor’s or Master’s degree in Business, Finance, or Real Estate.
* Advanced Excel skills.
* RICS accreditation is a plus.
Experience & Skills
* 3-4 years of experience in real estate analysis, asset management, or investment within a real estate investment firm, property company, or advisory firm.
* Strong financial modeling skills and a solid understanding of real estate valuation methods.
* Hands-on experience managing residential assets and a desire to grow within the residential asset management sector.
* In-depth knowledge of the Spanish and Portuguese real estate markets.

* Advanced proficiency in Excel and financial modeling (IRR, NPV, Yields, Margins, etc.).
* Strong analytical and problem-solving abilities with a keen eye for detail.
* Excellent verbal and written communication skills.
* Ability to thrive in a collaborative, international, and matrix-driven environment.
* Proactive, results-oriented, and capable of handling multiple projects simultaneously.
* Fluent in English and Spanish (Portuguese is a plus).
