Coordinates and supports the Property Management department by implementing, maintaining, analyzing, and recommending processes to support all goals and objectives in accordance with the strategic plan. This includes Operation, Legal, and Real Estate teams by reviewing the lease contract to identify the scope and be the liaison between the company''s internal areas and the landlord or third parties to help them with any daily operating issues. Responsible for coordinating the property tax process between the company''s internal areas and landlords or third parties of all AutoZone''s properties, reporting directly to the Property Management Manager.
Primary Accountabilities
1. Provide exceptional customer service by managing the follow up of incidents in properties corresponding to maintenance, public services, property tax, invasion of leased property, conflicts with third parties, among others.
2. Responsible for ensuring regional property portfolio teams are managing, communicating, and complying with all AutoZone processes and policies.
3. Ensure the registration and safeguarding of contractual information and documentation for properties such as contracts, drawings, tax property, etc.
4. Monitor the fulfillment of contractual obligations between AutoZone and the lessors. Act as the liaison between the lessor and the internal areas of the company.
5. Responsible for creating the store documentation and profile information in financial systems. Validate and ensure property financial reporting information is accurate, such as store footprint, contractual clauses, utilities, and administration expenses.
6. Ensure the payment of property tax for properties purchased and in possession by AutoZone in a timely manner. Ensure the collection of the property tax payment receipt for properties leased and owned by AutoZone and manage the construction reimbursement in accordance with the contract.
7. Coordinate the administration and communication between the lessors and the internal areas of AutoZone to obtain the proper documentation in a timely manner to prevent impacts.
8. Support AutoZone in continuous improvement, documenting procedures and best practices. Be an efficiency enthusiast who proposes new ideas and evolves according to AutoZone, improving speed.
9. Be a reliable partner for Store Expansion and Operations departments.
Education & Experience
Level of Formal Education: A Bachelor''s degree (BA, BS) or equivalent.
Area of Study: Legal sciences / Architecture / Administration
Years of Experience: One to two years.
Type of Experience: Knowledge in real estate, legal terms in lease and purchase contracts, interpreting architectural plans, document management.
Special Certifications or Technical Skills: Negotiation, responsible, proactive, anticipatory, good communication skills, organized, trustworthy.
