The Leasing & Sales Manager for Iberia will be responsible for:
Lead the leasing strategy jointly with the rest of team (Operations, Finance), elaborating and implementing the leasing plan and calendar, achieving the pursued leasingrent and occupancy goals on time. Lead and motivate the Leasing team in the Service Office and in the Residences/properties to achieve the overall sales goals and results. Including overseeing and developing cross-functional teams. Analyse the competition and define jointly with the Operations and Finance team the pricing setting model for the appropriate rent levels needed to achieve the overall best possible economic goals. Reviewing and developing operational sales processes together with the other departments involved (Operations, Marketing, Finance, Legal, Development) to improve performance and maximise growth. Working together with relevant departments to develop accurate and consistent reporting systems while ensure accuracy of the leasing data. Monitoring the leasing process and the deviations from the budget or forecasts, proposing and implementing the relevant commercial actions, promotions, to obtain the best possible results in line (or exceeding) the commercial goals. Obtaining analizing regular customer feedback together with MK department with leads from each of our client groups (residents, parents, universities, for profit educators, investors) and our own staff involved on design and customer experience and driving action through the VALEO business to evolve and improve. Managing commercial escalations and resolution of those. Managing customer feedback. Launching from a commercial and leasing point of view new properties into their market aiming for rapid stabilisation at high levels of occupancy. Managing risk and impact assessments for new commercial initiatives. Coordinate with the internal marketing, brand and experience team in achieving the goals in promotions, events, publicity, etc. Working hands-on for the practical execution in the properties, mainly in off-line marketing campaigns. Working directly with the relevant agencies for the correct delivery of those commercial actions, or if that’s the case, in coordination with the Marketing, Brand and Experience department. Elaborate, propose for approval, control and manage the general budget for leasing and commercial actions, as well as coordinate the elaboration and control the execution of the residences/properties’ budget for leasing and commercial actions. Supporting all new business developments from a commercial point of view. Assure the needed compliance in leasing practices, jointly with the rest of departments (Legal, Finance), making sure and execute that all comply with legal or statutory matters as advised or recommended (i.e. GDPR, publicity, consumers regulations, etc.). Staying aware of the latest trends and developments and representing a company at industry of leasing.
Experience:
At least 10 years of experience in sales management positions. Deep level of sales expertise in both multi-channel B2C and relationship-driven B2B, including pricing responsibility and promotional activities. Experience in the student residence sector or in the university or educational sector would be beneficial. Experience in the hotel industry, travel or similar when it comes to leasing/booking and marketing for such purpose may be an alternative. Any candidate who has no experience in such areas will not be considered. Experience in managing customer feedback and boosting the company’s brand. Experience in complaint management and brand reputation. Experience in setting brand standards and establishing a comparative framework to maintain brand standards. Experience in company brand management and sales operations.
