The Role
To support the CBRE Hotels brokerage team in obtaining and executing brokerage mandates with a medium term aim for the individual to undertake transactions with minimal supervision.
Anticipate and identify client needs, working with them and others to create value-adding solutions, identifying and describing CBRE Hotels services in terms of value to the client.
Conducting and documenting moderate to complex hotel financial analysis, as well as researching and writing business development and property marketing documents.
Based in the Barcelona office. Avenida Diagonal, 640, 08017 Barcelona.
Responsibilities
Search for new hotel assignments in the country by establishing relationships with key market leaders and private hoteliers.
Prepare appropriate financial projections for review using both proprietary models and/or Excel spreadsheets.
Conduct investment analysis for hotel properties utilizing various methodologies such as Discounted Cash Flow, Direct Capitalization, Room Revenue Multiplier, and Sales Comparison approaches.
Participate in pitching processes, adding and using knowledge of market trends/conditions and of CBRE's competitors to identify and communicate the firm's unique selling propositions and differentiators.
Conduct field visits of properties and submarkets.
Organize and facilitate the distribution of specific due diligence materials to potential buyers during the asset sale process.
Gather and interpret appropriate research data, financial reports, third-party studies, and other due diligence materials in accordance with project requirements.
Participate in operator selection processes including production of RFP documents and analysis of operator proposals.
In conjunction with the director, produce well-written and persuasive sections of proposal documents and marketing materials.
Within six months of joining, the analyst will be expected to be capable of producing whole or large parts of a report to a high standard.
Present preliminary information about hotel opportunities to potential buyers and answer basic questions about due diligence materials, both over the phone and in person.
Maintain appropriate contact with clients through the preparation of regular reporting documents during marketing efforts.
Track client intelligence via the maintenance of various internal databases.
Participate in any national or international hotel project that is required, independently of whether the job is to be developed in Barcelona.
Availability to travel is required.
Assist in all internal meetings that are required.
Maintain a thorough understanding of the company's resources and capabilities across EMEA and globally.
Key Requirements
University Degree in Business Administration, Economics, Real Estate. Other degrees could be considered.
Excellent written and verbal communication skills. Ability to communicate and present with confidence, self-belief, and impact; influence others verbally and in writing.
2-3 years' experience preferably in the hotel or tourist industry. Alternatively, experience in the Audit, Banking, or Consultancy sector can be considered.
Availability to travel and a driving license.
Well-developed IT skills, with specific knowledge of Microsoft Excel and PowerPoint.
Verbal and written fluency in English and Spanish. Others like Catalan and French can be appreciated.
Requires strong financial, analytical, numerical, and quantitative skills. Ability to comprehend, analyze, and interpret complex financial information and transactions. Knowledge of hotel financial statements, as well as real estate valuation terms and concepts, is strongly preferred.
Commercial skills and good communication abilities required.
Strong organization skills. Must be detail-oriented and able to multi-task.
The ability to maintain and update industry knowledge for use in project-related work and professionally represent the firm as international experts in hospitality.
Ability to quickly form professional relationships with clients and colleagues at all levels of seniority.
